The idea of building a new home can seem daunting, but rest assured our friendly and helpful consultants will be with you every step of the way from financing to design choices and options to the final walk through. Our process is specifically designed to find a home and develop a project plan that is customized for your taste and your budget. We do everything possible to make the entire process transparent, stress-free and fun!
Start with Pre-qualification of Financing
Step 2
We strongly recommend going through a mortgage pre-qualification evaluation as one of the first steps in the process. This will give you a very concrete idea what budget you have to work with. While we do not offer in-house financing, we do have good working relationships with several area institutions and can help direct you to great resources.
Preliminary Design, Cost Estimate & Deposit
Step 3
In many ways, this is the most important step. We will spend considerable time with you to learn about your lifestyle, wants and needs, and guide you through the decision making process to find or design the perfect home for your family and budget. Whether it is your first home or your forever home, it should complement your lifestyle, anticipate your changing needs and serve as a sensible investment. Based upon the plan and selections, we will provide a preliminary estimate and deposit requirement.
Site Inspection
Step 4
Once we receive your deposit, we will visit your building site to look for any areas of concern and gauge site prep requirements. We will confirm the size of home that will fit, advise on exact home site location, consider utility availability, evaluate drainage issues, etc.
Finalize Design & Selections
Step 5
With the pre-qualification and site inspection as a guide, you can finalize your design and choose options and finish details. It may seem overwhelming but do not worry, this is where we shine. Your consultant will give you the personalized attention that our competitors simply cannot, or will not. We will help you achieve your wants and needs while keeping within your budget.
Order Confirmation & Formal Estimate
Step 6
We believe a well informed customer is a happy customer. Before we submit your order, we will take the time to meet with you one more time to review every detail and present the final estimate.
Mortgage Closing
Step 7
We encourage you to keep in contact with your bank throughout the design and selection process so you can have most of the paperwork in place. With the formal estimate in hand, you can close on your mortgage, we can place your order and begin construction!
Factory Construction, Site Prep & Foundation
Step 8
If you have opted for our full turn-key service, we will begin site preparation and foundation work at the appropriate time while your home is being manufactured at the factory. If you have opted to do some of the work yourself or contracted with other 3rd parties for site and foundation, that work will need to be done in time to receive and set the home at the appropriate time.
Your Home is Delivered & Set
Step 9
This is something many home owners love to watch in person. Modular components are delivered from the factory on large flatbed trailers and hoisted into place. While the main components can be assembled very quickly, there are many fine details to finish up. Our crews will continue work until every i is dotted and every t gets crossed.
Exterior Amenities

Depending upon what you have selected for us to complete, once the home is set, work can commence on exterior amenities like decks, porches and patios, etc.
Final Inspection & Walk Through

We will double check everything and then schedule a final walk through. You can review the home and make sure everything meets your expectations. We will take time to explain important features and make sure all your questions are answered, and then hand you the keys!
